Lux Residences is a small Auckland developer working across Ponsonby, Westmere and Sandringham.

We deliver two or three residences a year. Each one is designed by an architect, built by tradespeople we have worked with since the beginning, and finished to a standard we would live with ourselves.

The houses we build are not for the buyer who walks through next week. They are for the family who inherits the home in thirty years, and finds it better than the day it was finished.

Honour the street

Heritage frontages are restored with hand-finished joinery and Council Special Character consultation. New work happens behind, never instead of.

Materials over millwork

We spend on stone, timber, plaster and metal — surfaces that age into something better than new. Less on decorative trend-led specification.

Draw it before you build

Every project is fully documented before site mobilisation. No mid-build redesigns. No variation claims. The detail is in the drawings, not the arguments.

Each Lux residence carries one architect, one project manager and one set of tradespeople from groundbreaking to handover. We do not subcontract structural variation. We do not rotate site managers. The hands that frame the wall are the hands that finish it.

We complete two or three residences a year. This is a deliberate ceiling, not a constraint. A boutique developer who attempts ten projects becomes a regular developer with overhead. A boutique developer who completes three remains capable of caring about the joint between stone and oak.

Our projects take longer than market average — often 24–36 months from acquisition to completion. We take the time because the alternative is to lose what we built the company for.
